Seagulls is a beautiful, character property in St Mawes, Cornwall, which can comfortably accommodate 10-12 guests. The dog friendly retreat is the perfect holiday home for families and large groups looking to explore Cornwall or experience some of the local watersports.
The house has a peaceful setting with wonderful views of the Percuil River and is within easy walking distance of St Mawes via a footpath at the bottom of the garden.
Inside the house there are five good sized bedrooms, a large living room and a well equipped kitchen, whilst outside there is a pretty garden with large patio and lots of off-road car parking.
An archway from the dining room leads into the large, south facing living room, which is wonderfully light thanks to its dual aspect large windows and patio doors. This gorgeous room is the perfect setting for allowing all the family to gather with lots of sofas and armchairs for relaxing, small tables for playing games and a wood burning stove for those chilly winter evenings.
The highlight of this wonderful, comfortable living room are the waterfront views. There are also plenty of games, books and DVDs available, a TV with DVD player and two patio doors, both of which can open allowing full access to the rear patio, which overlooks the river.
The kitchen is located at one end of the house and is fully equipped with everything you will need for cooking, as well as catering for a large family or group meal. There is a small breakfast table within the kitchen ideal for morning coffee and a door leading to the outside.
Appliances within the kitchen include a freezer, a filter coffee machine, a dishwasher, a ceramic hob, an electric oven and a large, larder style fridge. An additional fridge/freezer can be found in the utility room.
A door from the kitchen leads through to the dining room, which has a large table to seat around 10 guests comfortably but can also be extended to accommodate additional guests. A separate door can be used to access an alternative front door and porch where there is a selection of coat hooks and space for boots and other outerwear.
Next door to the dining room is a cloakroom with wash basin and loo.
The double aspect Master Bedroom at Seagulls enjoys some of the most breathtaking river views. The bedroom has a king-size bed, a dressing table and fitted wardrobes.
Next door to the Master Bedroom, and also enjoying the river views is the bunk room, which is great for children. The bedroom has 2’6’’ bunk beds, a vanity unit and fitted wardrobes.
The twin bedroom at Seagulls features two full size single beds, a dressing table and a fitted wardrobe. This bedroom also benefits from its own vanity unit.
The fourth bedroom at Seagulls is a good sized single that has the option of being a twin on request. The bedroom features a full size single bed with additional pull out guest bed. Also within this bedroom is a fitted wardrobe, a dressing table and a vanity unit.
The final bedroom is a large double aspect triple bedroom featuring three full size single beds. With stunning views of the river this bedroom is perfect for either adults or children. The final bedroom has fitted wardrobes and a dressing table and is situated next door to the second family bathroom.
The main family bathroom is located near the living room end of the house. The large and bright room is fitted with a walk-in double shower, a wash basin and a loo.
The second family bathroom is located at the other end of the corridor from the first family bathroom and next door to the triple bedroom. The bathroom has a bath with a shower overhead, a wash basin and a loo.
The final family bathroom, which has a shower, a wash basin and a loo is located on the lower ground floor adjoined to the utility room.
The utility room is accessed via a set of stairs that have a stair gate at the top. The lower ground floor utility room has a washing machine, a tumble dryer and a large Belfast sink, ideal for washing out wetsuits, with space within the utility room for then hanging out and drying beachwear. There is also space for storing beach gear and water sports equipment. A door from the utility room leads out to the garden where there is a rotary washing line and a path leading to the river. On the lower patio there is room for equipment such as sailboards and other water sport equipment.
With some of the most beautiful river views, guests will enjoy spending time relaxing or dining alfresco in Seagulls garden. The large fenced Cornish slate patio wraps around the front and sides of the house. The main patio with views that extend across the Percuil River to Froe Creek and St Anthony Headland offers plenty of outdoor seating, as well as a double built-in BBQ. Various loungers can also be found for use in the garden, as well as a handy washing line.
A footpath is accessible at the bottom of the garden which leads directly into St Mawes and moorings may be available for hire from Freshwater Boatyard if required.
